Practice fitouts in Brisbane

Medical, dental and veterinary tenancies across metropolitan Brisbane.

Brisbane splits between two very different projects. The growth corridors north and south carry new-build and greenfield medical centres, where the timeline is set by the developer and the approvals. The established inner suburbs carry refurbishment of ageing practices, often staged around a clinic that can’t afford to close and frequently in buildings that predate current accessibility requirements.

Councils we work across

Brisbane City, Moreton Bay, Logan, Ipswich, Redland, Scenic Rim and the northern Gold Coast and southern Sunshine Coast corridors.

Getting a clinic approved in Queensland

In Queensland, changing a tenancy to a health care service generally requires a material change of use application, assessed by council against the relevant planning scheme, City Plan 2014 in Brisbane. Whether it is code or impact assessable depends on the zone, and that distinction changes the timeframe substantially.

Building work is then approved by a private building certifier under the Building Act 1975, covering the works and the building classification, with a certificate of classification at completion.

Imaging requires shielding designed by a radiation consultant plus a possession licence and a use licence from Queensland Health under the Radiation Safety Act 1999.

Approvals, not construction, are the part of a Brisbane program that varies most. A realistic opening date depends on knowing which pathway your tenancy falls into before you sign for it.

Other cities we work in

Six capitals, six approvals pathways. See all locations, read how approvals work state by state, or start with what every healthcare fitout has to solve.

Fitout costs in Brisbane

The indicative ranges published on this site, $1,200 to $1,800 per square metre for a dental base build, $1,400 to $2,200 for general practice and $1,500 to $2,300 for a small animal veterinary clinic, all apply across the capital cities. Trade rates vary between them, but not by as much as shell condition varies between two tenancies on the same street.

What genuinely differs by city is the approvals pathway and the time it takes, which shows up in rent during construction not in the build rate.

Brisbane fitout questions

Do I need a material change of use approval in Brisbane?

Generally yes where a tenancy is changing to a health care service. Brisbane City Council assesses it under City Plan 2014, and whether the application is code or impact assessable depends on the zone. That distinction has a large effect on how long it takes.

Who approves the building work in Queensland?

A private building certifier under the Building Act 1975, covering the construction and the building classification, with a certificate of classification issued at completion.

What is required for imaging in Queensland?

Shielding designed by a radiation consultant, plus a possession licence and a use licence from Queensland Health under the Radiation Safety Act 1999.

Can an older practice be brought up to current standards?

Usually, and it’s a large share of inner-suburban work. The two items that most often need addressing are accessible access and sanitary facilities under AS 1428.1, and a sterilisation room that no longer satisfies the current reprocessing standards.
