Six capitals, six different approvals pathways. The build rate barely moves between them. The time it takes to get approved moves a great deal.

Trade rates do vary between capital cities, but not by anything like as much as shell condition varies between two tenancies on the same street. What genuinely differs by city is how a clinic gets approved, and how long that takes, which shows up in rent during construction not in the build rate.

What does not change with the postcode

The standards. RACGP requirements for consulting room privacy and hand hygiene, the reprocessing standards for a sterilisation room, AS 1428.1 for accessible access and AS 1668.2 for ventilation apply the same way in Perth as they do in Parramatta.

The published cost ranges too. What moves them is shell condition, services load, the approvals pathway and whether you are staging around an operating practice, in roughly that order.
